HVAC Maintenance in the Spring

  • Clean out condensate trap
  • Replace Humidifier Pads
  • Wash or change filter
  • Inspect indoor coil for any visible refrigeration leaks
  • Flush & clean main drain pan
  • Clean indoor evaporator coil if needed. (average every five years)
  • Treat indoor evaporator coil with odor/mold treatment
  • Check amp draw of blower motor & record on customers work order
  • Inspect high voltage wiring for arcing, insulation breakdown
  • Inspect control wiring for loose wires & insulation breakdown
  • Check drain-line for any obstructions to proper flow. (luggage placed on top of a sloped drain line)
  • If unit is in an attic or over a finished space, check aux drain pan & overflow switch
  • If unit is equipped with a condensate pump, please test operation, test safety switch & clean pump if needed
  • Cycle the unit & take temperatures of the suction line entering the outdoor unit & record on customers work order
  • Check amp draw of outdoor fan & compressor. Record on customers work order
  • Check contactor for burning or pitting. (only replace after getting written authorization)
  • Inspect condensing unit for any visible refrigeration leaks
  • Clean condenser coil if needed

HVAC Maintenance in the Fall

  • Wash of change filter
  • Inspect burners & burners housing for any signs of discoloration
  • Cycle unit & check inducer motor assembly for noise or vibration problems
  • Check amp draw of blower motor & record on customers work order
  • Inspect high voltage wiring for arcing, insulation breakdown & loose connections
  • Inspect control wiring for loose wires & insulation breakdown
  • Check vent pipes for any signs of separation of corrosion
  • Check temperature rise over the heat exchanger
  • Inspect gas lines for any potential conflicts
  • Test high limit of furnace
  • Test blower of cycle for proper timing
  • Test combustion efficiency’s and record them on customers work order
